Booking and Payment Terms
Reservations and Payments in the Online Store
The customer makes the desired reservation online and pays the full amount at the time of booking. The customer is responsible for printing out both the receipt and the booking terms. The booking system sends the confirmation to the email address provided by the customer. If you do not receive confirmation, please contact our sales service directly. Prices in the online store may vary depending on availability and season. Special campaign-related cancellation policies may apply, as specified in the offer details. Prices may differ from those quoted by the sales service or reception over the phone. An incorrect price is not binding on the seller if the error is obvious, e.g., if the difference between the listed price and the actual price is considerable or the incorrect price is exceptionally low compared to the general market price.Payments
The full booking value is charged at the time of booking. For online reservations, payment is made via credit card or online banking at the time of booking. For bookings made by phone or email, an invoice is sent by email and must be paid immediately. A €10 office fee will be added in such cases. Payments for online bookings are processed through Paytrail. No delivery fees are charged for online bookings. Payment processing is carried out by Nets Oy in cooperation with Finnish banks and credit institutions. Nets Oy is licensed as a payment institution (Business ID 0107810-9, Teollisuuskatu 21, 00510 Helsinki, tel. +358 9 69 641). Accepted payment methods: online banking and card payments (Visa Debit/Credit, Visa Electron, MasterCard Debit/Credit). The booking must be paid in full before the start of the stay.Cancellations and Changes
Standard-priced reservations may be changed up to 14 days (14 nights) before arrival, subject to availability, under the following conditions: the booking period may be changed for a service fee of €50. If the new period is more expensive, the customer must pay the difference. If the new period is cheaper, no refund is given. Reservations can be cancelled for a service fee of €50 up to 30 days (30 nights) before arrival. If the cancellation is made later, or during the stay, 100% of the booking value will be charged as a cancellation fee.Cancellation Procedure
Cancellations must always be made in writing by email to villa.oulu@lomana.fi. The cancellation is considered valid when received by the sales service. Cancellations made outside office hours (Mon–Fri 10:00–16:00) will be considered received the next business day.Seller’s Right to Cancel
In the case of force majeure, the seller may cancel the reservation. In such cases, the customer is entitled to a full refund. If the booking is terminated due to the customer’s disruptive behavior, no refunds will be given.Access to the Villa
The doors operate with a numeric code, which will be sent separately or included in the booking confirmation.Stay at the Villa
The villa is available from 16:00 on the day of arrival until 11:00 on the day of departure. The rental includes use of the property for the booked period, normal energy costs, furniture, kitchenware, dishes, mattresses, duvets, pillows, as well as dishwashing detergent and toilet paper. Bed linen, towels, and final cleaning are always included. Free Wi-Fi is included. Charging of electric/hybrid cars is prohibited. Final cleaning does not include washing dishes or taking out trash. Maximum occupancy: 8 people per villa, with 2 additional beds. Any use of extra beds, parties, or events where the guest number temporarily exceeds the limit must be agreed upon with the seller in advance. Quiet hours apply from 22:00 to 08:00 in all villas and common areas. Smoking is prohibited indoors. A minimum fee of €750 will be charged for cleaning if smoking occurs indoors. In such cases, the seller has the right to terminate the stay without compensation. Pets are not allowed in Villas A, B, or C.Villa D allows dogs only with prior permission from the seller (must be requested in advance). Specific instructions will be provided upon booking. Bringing pets without permission is strictly prohibited. A minimum fee of €750 will be charged for violations. The customer is responsible for any damages caused to the property and must report them immediately. Damages must be fully compensated. If rules are violated, the seller has the right to terminate the booking immediately without refund. Call-outs due to customer negligence (e.g., lost keys, disruptive behavior, extra cleaning) will be charged: €75 during weekdays 08:00–20:00, €150 on public holidays, double fees outside these hours, plus a handling fee (€35 weekdays / €50 holidays). The seller may require a €350 security deposit upon arrival. This may be used to cover damages or extra cleaning costs. Refunds may be processed after departure if no issues arise. Departure must take place by 11:00 on the last day. Early or late departures must be arranged in advance. If the guest leaves without notice, the deposit will be refunded afterward.
Lost Property
The seller is not responsible for lost items. Lost property can be mailed at the customer’s request, with the customer arranging postage and paying a €35 handling fee.Force Majeure
The seller is not responsible for damages caused by unforeseen circumstances (force majeure), such as power cuts or natural phenomena (e.g., insects), beyond the seller’s control.Complaints
All complaints must be made immediately during the stay to the sales service or on-call duty. Complaints made after the rental period cannot be compensated.Price Changes
After the contract is made, the seller has the right to adjust prices if taxes or public fees affecting the accommodation change.Use of Personal Data
Customer data is added to Lomana Oy’s marketing register for purposes such as sending arrival instructions and other booking-related information. Customers may receive marketing communications by email. Data is handled in accordance with the privacy policy and can be unsubscribed at any time.Cookies
Cookies are small text files saved on your device. They are used to recognize your device when you return to the booking system. You can disable or delete cookies in your browser settings.
